JACKSON (WNE) — The Hughes Charitable Foundation on Thursday announced plans to give $15 million to Habitat for Humanity of the Greater Teton Area for affordable housing in northern South Park.

The family foundation’s matching-based “challenge grant” comes two days after a 4-to-1 “yes” vote from Teton County commissioners allowing zoning of up to 1,437 homes on 222 acres south of town.

Details of the $15 million have yet to be ironed out, said Molly Hughes, the foundation’s executive director, and Habitat doesn’t yet have the check.

“We just really wanted to let Habitat and the community know, especially those who have doubts, that we have their backs,” Hughes said.

Teton Habitat Executive Director Kris Greenville called the gift “remarkable,” saying it “will empower Teton Habitat to significantly expand our operations and impact, offering the opportunity for many more families to build strength, stability, and self-reliance through affordable homeownership.”

Ranch land in northern South Park is owned by the Gills and Lockharts, two branches of the Porter family.

Should landowners opt in to the new zoning, 70% of the homes would have to either be deed restricted as “affordable” or “workforce” housing.

Affordable homes have income caps, and all deed-restricted homes have local employment requirements. The Gills have promised to donate 45 acres to Habitat and the Jackson Hole Community Housing Trust, which are expected to build the deed-restricted housing. A full build-out is expected to take decades.

Hughes said her organization chose to donate to Habitat for its high-efficiency model and close alignment as a faith-based organization.
