
The Town of Afton moved through a series of land change approval for three different locations during the April 14 meeting.
The largest project heard this month came with a proposal for the Ted Frome Lot 4 replat, that included a zoning change for the 12 lots south of Ninth Ave. and east of Star Valley Health. Access will be available from Hospital Lane.
The project will include smaller lot sizes, down from the traditional .31 acres. The request calls for .26 acres.
In the meantime Afton is preparing for the Silverbrooke Estates subdivision with a proposed 200 units covering 69.21 acres near the Star Valley High School and Middle School area.
The subdivision will be north of Rulon Gardner Ave. and east of Warrior Way.
Silverbrooke Estates is designed as a mixed-use project to be executed in four phases, and includes R1, R2, and R3 lots, along with designated commercial spaces.
Silverbrooke is going through a town approval process that includes addressing impacts on infrastructure, including water sewer, transportation, pedestrian routes and parking.
Referencing water and sewer, Violet Sanderson, Afton Town Administrator acknowledged the subdivision has cleared engineering studies.
“We work heavily with our engineers,” she said. “We’ve just finished our sewer lagoon project, which gave us the opportunity to increase capacity and plan for the next 20 years with growth.”
She added, “Water and sewer can handle our existing capacity and everything that’s been preplanned or already approved.”
In addition to Silverbrooke, Sanderson said Honey Bee Meadows was included in the engineering studies.
Transportation modifications for Silver Brooke: changes are planned for Rulon Gardner Ave., Kennington-Burton Lane and Swift Creek Lane. The developer will be asked to assist with the expense of the road improvement, that will include widening and turn lanes.
The work will be coordinated with the Lincoln County Transportation Master Plan.
In other property related reviews, the town council approved the J&B Harmon Addition Simple Subdivision application.
Approval was given to subdivide property and reestablishing an easement in a different location on the property.
A Simple Subdivision Application was also approved for Block 3, Fifth Addition that included a boundary adjustment. The approval allowed for a boundary line change between two lots. The change was made at Jefferson and Second Avenue to accommodate landscaping at the location.
Ordinances
Under third reading ordinances, a proposal for oversight of Telecommunication Structure regulations was put on hold for further review. Ordinance 701 will address cell phone towers or general commutations towers and the associated permitting process.
Ordinance 702 establishing fees for court structures was approved with a $10 fee.

The next Afton Town Council meeting is May 12 at 5:30 p.m. in the Afton Town Hall, with a work session planned for April 28 at 6:30 p.m. in the town hall.
